The King Street Sydney project highlights CMS’s expertise in delivering premium mechanical services for a luxury designer precinct. Works included air conditioning servicing, AFSS mechanical air systems, fire and smoke dampers, and the full decommissioning of cooling towers replaced with a modern air‑cooled system. With a focus on compliance, efficiency, and long‑term reliability, CMS ensured the precinct continues to operate at the highest standards of safety, sustainability, and performance.

For over a decade, CMS has proudly sustained a trusted relationship across two sites, ensuring the ongoing performance and safety of several Class 9C buildings. These facilities include memory support wings, end‑of‑life care, and residential aged care, where reliability and compliance are paramount. Our dedicated services span air conditioning systems, cooling towers, AFSS mechanical air, and the meticulous upkeep of fire and smoke dampers — all delivered with a commitment to quality, safety, and the wellbeing of residents and staff.

Consisting of independent living, assisted living, and respite care facilities, CMS has delivered comprehensive service, maintenance, and installation works across the site. This has included air conditioning servicing, the decommissioning of cooling towers with replacement by modern air‑cooled systems, AFSS mechanical air systems, and the installation and compliance of fire and smoke dampers, all supported by ongoing servicing to ensure long‑term reliability and safety.

Building A and B consist of multi‑level Class 2 and Class 6 facilities that CMS has maintained for the past 10 years. Our scope of work has included air conditioning services, cooling towers, AFSS mechanical air systems, ventilation, and the installation and compliance of fire and smoke dampers, along with sealing compliance to ensure ongoing safety and regulatory standards.

For over ten years, CMS has maintained and serviced this 18‑storey Class 2 building, ensuring reliable performance and compliance. Works have included rectification of CO₂ sensors, exhaust fan replacements, and fire damper upgrades, alongside air conditioning services, cooling tower management, AFSS mechanical air systems, and the upkeep of fire and smoke dampers. Over the past decade, more than $250,000 has been invested in rectification and upgrade works, reinforcing CMS’s role in supporting long‑term building efficiency and safety.

This site comprises six residential buildings with integrated commercial premises and a 300‑car underground communal carpark, where CMS has provided maintenance and servicing of all mechanical air systems for the past decade, including air conditioning, ventilation, CO sensor installation, and ongoing compliance to ensure safety and regulatory standards are consistently met.

This client required rectification works for non compliance. CMS were able to repair and endorse all measures and have since tested and maintained all the mechanical services serving this Class 2 building.

A new client, Cityview came to CMS with AFSS compliance issues. CMA were able to deliver a solution that ensured this Class 2 is not only compliant but within budget

With ever changing guidelines and harsh penalties for breaches, not working with an accredited professional carries high risk personal, financial and legal risk.
Don’t be fined: Clause 177 of the NSW Environmental Planning and Assessment Regulation 2000 states that it is an offence to fail to provide the statement. Escalating cumulative weekly penalty notices apply for this offence, for example, $1000 per week.
Don’t risk legal action: Not submitting an Annual Fire Safety Statement could lead to civil or criminal proceedings in the Land and Environment Court. The maximum penalty for a breach is $110,000.
Don’t risk your insurance: Failing to have your fire equipment properly inspected, and not lodging an Annual Fire Safety Statement, can be grounds for the voiding of your fire insurance.
Don’t negate life saving responsibilities: Most importantly, a failure to meet these important legal requirements can put people’s lives at risk, as well as having enormous implications for the building owner.
